Hard floors are the part of a building that fails slowly enough that nobody notices until it is expensive. What floor care covers
- VCT strip and refinish. Old finish removed down to the tile, floor neutralised and rinsed, then four to five coats of finish laid back on and cured. This is the reset, not the routine.
- Buff and burnish. High-speed passes that bring the gloss back between refinishes. Done on time, this is what keeps the strip cycle from coming around twice a year.
- Tile and grout. Machine-scrubbed with mechanical agitation. Grout is below the surface of the tile, so a mop cannot reach it — it pushes soil into the joint instead.
- Carpet. Hot water extraction, with traffic lanes and spots treated rather than blanket-cleaned and hoped for.
- Sealed and polished concrete. Burnished and maintained without the wax cycle a VCT floor needs.
How often each one is actually due
Frequency follows traffic, not the calendar. A quiet professional suite and a lobby that takes four hundred people a day do not run on the same plan, and selling them the same one is how buildings end up either neglected or over-serviced.
- Burnishing — monthly in low traffic, closer to weekly in a busy office or retail space. The honest trigger is gloss, not a date.
- Scrub and recoat — roughly quarterly in a medium-traffic building, more often where the floor is worked hard.
- Full strip and refinish — once a year is the floor for most buildings; a heavily used one may need it every six to eight months.
- Carpet extraction — semi-annually for most offices, with spot work in between.
Two mistakes that cost buildings money
The first is mopping a floor that needs scrubbing. A damp mop moves soil around and leaves it in the grout and the texture of the tile. Six months of that and the floor needs a restoration instead of a maintenance pass.
The second is stripping a floor that was never meant to be stripped. Luxury vinyl tile ships with a factory-applied wear layer and needs no finish at all — put a strip cycle on it and you have created a maintenance problem the floor did not have. We identify what is actually down before quoting, which sounds obvious and is not universal.
Scheduled in, not billed as a surprise
Periodic work is the part of a cleaning contract most vendors leave out of the price and then sell you later, usually when the floor already looks bad. We put it in the annual plan at the walkthrough, so you know what is happening and when, and existing accounts get first call on the schedule.
The work runs after hours — evenings and weekends — because a stripped floor needs time to cure and nobody should be walking on it while it does.
